結果的に、ある土地の価格相場がどれくらいか、あるいはあるビルの賃料相場はどの程度なのかといった不動産取引に重要な情報の多くは、不動産会社(個人企業も含みます)に集中していました。そのため一般の企業や個人は、情報が不十分ななかで不動産会社の説明を信じて取引せざるを得ない面がありました(このように、片方の当事者に情報が偏在することを情報の非対称性と呼びます)。しかし今日では、一定範囲の不動産の取引情報については、一般企業や個人でも入手できるようになってきました。例えばリストラを進めている上場企業が、すぐに使う予定のない不動産を売却する場合、その取引内容を対外公表することがあります。また、企業が本社をはじめとする大型不動産を、証券化手法を利用して保有資産から切り離すときには、少なくともその証券への投資家に対しては、売買条件や賃貸条件などを公開せねばなりません。不動産を証券化して、それを不特定多数の企業や個人に売る上場不動産投資信託(では、不動産の取引や賃貸条件などがより多くの人々に公表されます。このような動きが広がってくると、不動産投資の対象となるような物件については、地域、物件の用途(オフィスビル、住宅などの区分)、規模などの区分によって、一定の相場観ができあがってきますし、それを多くの投資家が知ることになります。そうなると、一定範囲の不動産については、取引そのものが市場の目にさらされることになります。結果的に不動産の市場化が進むわけです。市場化されている不動産は、まだ少ないのが実態ですが、こうした動きが少しずつ進展してくることは、不動産ビジネスに多大な影響を与えることになります。不動産の市場化が進むことによって明らかになるのは、その不動産の売買価格だけではありません。その不動産に投資すればどれくらいの利益が上がるのかということはもちろん、賃貸オフィスビルや賃貸住宅であれば、賃料や管理費用などがどれくらいであるかもわかります。場合によっては、建物の建設費まで知ることができます。そうなると、賃料や管理費、建設費などについて、多くの投資家が「世間相場では、いくらくらい」という一定の認識を持つようになります。そして、その相場観よりも自分が投資している不動産の成績が悪いと(例えば、売買価格が高い、賃料が安い、管理費が高い、建設費が高いなど)、どうしてそうなっているかを、その不動産ビジネスに関与している者に問いただすでしょう。その相手は不動産の売り主かもしれませんし、その不動産の売買を仲介した企業かもしれません。あるいは、不動産のリーシング会社(テナントを探す会社)かもしれませんし、管理会社や建設会社かもしれません。いずれにしても、相場よりも悪い理由を問いただし、納得できなければ、売買を止めるか、それぞれの業務(リーシング、管理など)を委託している企業を、別の企業に取り替えるという行為に出るかもしれません。このことは、不動産の市場化が進展することによって、不動産ビジネスの競争が激化することを意味します。ある程度までにしろ、相場観が知れわたる以上、不動産ビジネスを展開する企業は、他社との競争に負けないために、サービスの付加価値(他社よりもリーシングカが高い、ビル管理の質が高いなど)やコスト削減(管理費用が安い、建設費が安いなど)といった側面で差別化を図らねばなりません。投資家には、高い期待利回りを求める欧米のインベストメントバンク(投資銀行)や一般的には、ハイリスク・ハイリターン型の資金運用を目指すファンドのことを指す。高利回りの追求、投資資金の借り入れ中心での調達(ハイレバレッジ)、市況悪化時の底値での不動産購入などに特色がある。米国で不動産市況が回復に向かった1990年代に急成長を遂げてきた。投資家が含まれるので、世界的な競争にも巻き込まれます。実際、ビルや住宅の管理コストはこうした競争激化を反映し、ここ数年の間に大きく低下しています。物件によっては、 3割から5割も管理コストが低下しているものもあります。このように、不動産の市場化は不動産ビジネスの競争激化をもたらし、従来型のビジネスのやり方からの脱皮を迫るのです。さて、不動産の市場化の話とは離れますが、もう一つ、不動産ビジネスの競争を促している重要な要因があります。それは、戦後50年以上が経過し、日本の不動産ストック(過去からの資産の積み上げ)が充実してきたことです。住宅にしてもオフィスにしても、かなり前から量的には充足されていましたが、バブル期前までは、質的には必ずしも十分ではありませんでした。一つの理由として、土地神話の影響で土地価格が高くなりすぎて、都心部で多くの住宅を販売・賃貸できなかったということがあるかもしれません。オフィスビルについても、高い建設費を含め、同様のことがいえるでしょう。理由はともあれ、質的な面まで含めて考えると、不動産ビジネスはこれまでは実質的には供給不足の環境下にあったといえます。しかし、バブル期に多くの良質なオフィスビルが建築され、その後は地価と建設費の下落に伴い、大量のオフィスと住宅が比較的立地条件の良いところに、手頃な価格・賃料で供給されました。これからは、一定のグレードを兼ね備えたビルや住宅がすでに存在しているなかで、新たにビルが建設され、住宅が販売(あるいは賃貸)されることになります。こうした意味でも、不動産ビジネスはこれまで以上に競争激化の環境下に置かれるといえるでしょう。不動産ビジネスにおける金融面の変化第4の変化は、不動産ビジネスに対する金融面の変化です。銀行を含めた金融機関からの資金調達だけに頼ることができないなかで、新たな資金調達ルートが求められているということです。不動産描墳只ビジネスの時代1990年代前半のバブル崩壊以降、銀行は不良債権処理に苦しんでいます。一方で、銀行にはBJS規制(国際決済銀行: Bank for International Set-tlementによる規制)があり、自己資本比率を8%以上に維持することが求められています。ここでいう自己資本比率とは、銀行の自己資本(資本金、資本準備金、剰余金、株式や不動産の評価益)をリスク資産(資産の種類に応じたリスク割合勘案後の資産残高、企業向けの貸出を含む)で割ったものです。極めて単純化していうならば、銀行が不良債権処理を進めて損失を計上すると自己資本が減りますので、自己資本比率を維持するためには、リスク資産を減らすか、少なくともあまり増やさないという行動に出ざるを得なくなります。実際、銀行の貸出残高(融資の総額)はバブル崩壊後に一時期増えたものの、総貸出残高、不動産業向け貸出残高ともに、ここ5年以上減少を続けています。この要因として、景気低迷が続いて企業の資金需要が盛り上がらないということもありますが、こうしたBIS規制を背景とする銀行の現行の規制は、国際的に活動する金融機関の自己資本比率を8%以上とするよう求めている。貸出余力の低下といった側面も無視できないと考えられます。今後ともBIS規制は続きますので、銀行が不良債権問題から脱しても、急速に貸出残高を堰やすとは考えにくいところです。そうなると、不動産ビジネスを拡大するための資金を、銀行からの従来型の資金調達だけに依存するというわけにはいかなくなってくるのです。あえて不動産投資を選んでみました。また使いたくなるのは不動産投資だけです。不動産投資を親身になってアドバイスいたします。不動産投資のクチコミ情報を求めています。しっかりとした不動産投資を求める人が急増しています。人気の不動産投資が半額キャンペーン中です。
